Our standard annual contract includes two comprehensive inspections (spring and fall), written condition reports with photographs, minor repairs (sealant, flashing, drain clearing), priority emergency response with a 2-hour SLA, an annual budget forecast for capital planning, and warranty compliance documentation. Everything you need to protect your roof investment and avoid surprise expenses.

We perform two full inspections per year: one in spring before hurricane season and one in fall after hurricane season. Each inspection includes a detailed walk of the entire roof surface, checking all penetrations, flashings, drains, seams, and edge details. We also perform a post-storm check at no additional cost after any named storm impacts our service area.

If we identify damage beyond the scope of minor maintenance, we provide a detailed written report with photos and a repair estimate. We give you clear options: repair now, budget for replacement, or file an insurance claim if the damage is storm-related. There is never pressure to approve additional work. Our job is to give you the information you need to make smart decisions about your building.

Yes. Our maintenance contracts are annual but you may cancel with 30 days written notice. We do not believe in locking property managers into long-term contracts they cannot exit. Most of our clients renew year after year because the value is clear: our maintenance pays for itself many times over in prevented emergency repairs.
